Atwater Village: flat blocks on the river's east bank

Los Angeles neighborhood

Atwater Village is a small, mostly flat neighborhood on the east bank of the Los Angeles River, with Glendale Boulevard as its main street. Its blocks are lined with modest houses from the 1920s through the 1940s, many of them Spanish-style and Tudor-style cottages.

On these narrow lots, the garage usually sits behind the house, down a long driveway, and that's often where the washer and dryer ended up. A garage laundry gets hot in summer and dusty all year, so the dryer vent and lint screen need more attention than they would indoors. Small original kitchens also tend to leave a tight nook for the fridge, which can starve it of air.

Level streets make parking easier than in the hills next door, but the driveway is often blocked by a car or a gate. Tell us how to reach the garage, and whether someone needs to move a car first.

El Sereno: hills and flats on the city's eastern edge

Los Angeles neighborhood

El Sereno sits at the eastern edge of the City of Los Angeles, close to Cal State LA. Huntington Drive and Valley Boulevard run through its flatter parts, while other streets climb into the hills around Ascot Hills Park. Most homes are single-family houses, many of them decades old, and some share the lot with a garage apartment or a back unit.

Hillside streets here can be steep and narrow, with little room to stop. If your driveway is steep, or the closest parking is down the block, mention it when you book. If the machine lives in a back unit or a detached garage, tell us which way to walk in.

Machines that live outside the main house are easy to forget until they quit. A washer hose gone stiff with age, or a dryer duct packed with lint, takes only a minute to spot, so have a look before the visit.

My house is up a long public stairway. Can you still come?

Yes. Count the steps between the curb and your door, and tell us where a car can stop nearby. That's all we need to plan the visit.

Does the summer heat out here affect appliances?

It can. A fridge or freezer works harder in a warm kitchen or garage, and a dryer in a hot space runs hotter still. Clean coils, a clear vent and a little open space around each machine help a lot.
