Canals, walk streets and alleys
Abbot Kinney opened Venice in 1905 as a seaside resort laced with canals. Most of those canals were filled in a few years after Venice joined Los Angeles. The ones that remain, south of Venice Boulevard, were restored in the early 1990s, and the houses along them face footpaths and little bridges rather than streets.
Walk streets work the same way. Front doors open onto a garden path, cars stay out, and the easiest way to the kitchen is often through the alley behind the house. Tell us which way to come in and where a car can pull over, and the technician walks the tools in from there.
Old bungalows next to new builds
On many blocks, a 1920s bungalow sits beside a modern house that went up a few years ago. The appliances follow suit. An older cottage may have a freestanding range and a fridge squeezed into a narrow nook, while a new build often has built-in refrigeration, a wall oven and a laundry room upstairs.
Both have their quirks. In the cottage, the room around an appliance counts for as much as the machine itself: a fridge with no space behind it runs hot, and a dryer pushed against the wall can crush its vent hose. In the new build, a second-floor laundry means a leak travels down through the ceiling, so the hoses behind the washer deserve a look now and then.
Backhouses and compact kitchens
Plenty of Venice lots also hold a second, smaller home out back, whether it's an old rear cottage or a newer guest unit. Those kitchens tend to run on compact appliances: an apartment-size range, a narrow fridge, a 24-inch washer and dryer. Their parts and dimensions can differ from full-size models, so a photo of the model tag helps us come prepared.
For a backhouse, mention it in the booking notes, and the technician will head past the main house instead of knocking on the wrong door.
Busy weekends by the beach
Weekends near the boardwalk and Abbot Kinney Boulevard fill every curb, and many streets carry posted parking rules. If a weekday works for you, the visit is usually easier on everyone. If it has to be a Saturday, point us to a driveway, an alley spot or a nearby lot.

Dryer repair
A porch or closet dryer in an older cottage often vents through a short foil hose. Once that hose gets squashed or bent behind the machine, drying time climbs fast.
Refrigerator repair
Narrow fridges in compact kitchens and backhouse units have little room to breathe. If one runs nonstop, clear the grille at the bottom and give it a little space at the back.
Washer repair
An upstairs laundry room sends any leak straight down. A drain pan under the washer and an occasional look at the fill hoses are worth the five minutes.

- On the canals or a walk street, add a line about the path to your door, such as which bridge or garden gate to use.
- Near the beach, glance at the outside dryer vent now and then. Salt air is hard on the flap.
