Eagle Rock was a small city of its own until it joined Los Angeles in 1923, and plenty of its houses are older than that merger. Craftsman bungalows and Spanish-style homes fill the flatter blocks around Colorado Boulevard and Eagle Rock Boulevard. As the streets climb toward the San Rafael Hills, you find more mid-century houses set into the slope, often with a steep driveway out front.

Up in the hills, a house often follows the slope, so the kitchen or the laundry may sit a level above or below the front door. Reaching it can mean a few inside stairs. That's no trouble; we just like to hear about it ahead of time.

Older houses keep their quirks. The gas line may come up through the floor in an odd spot, and the laundry hookups may sit wherever a plumber could reach them decades ago. We work with the house you have.

Summer heat on the inland side

Eagle Rock sits well inland, and summer afternoons here usually run far hotter than at the beach. Heat is hard on any appliance that has to get rid of it.
