Post-war houses, updated over the years
Much of Westchester was built in the 1940s and 1950s, as tract homes for a growing city and the aircraft industry nearby. The streets are flat and regular, lined with single-family houses, driveways and garages. Over the decades, most of those houses have been remodeled at least once, so a 1950s floor plan often holds a kitchen that's only a few years old.
That mix is the usual story here: a new range in an old cutout, a newer dishwasher draining through older plumbing, a dryer that moved into a garage wired long ago.
Near LMU, some of those houses are now shared rentals. A busy shared household puts a lot of loads through one washer and dryer, and overfilled drums and lint screens nobody empties wear both machines faster.
Kitchens built around gas
Many mid-century kitchens were designed around a gas range or a wall oven. When a gas oven's igniter glows orange yet the oven stays cold, a worn igniter is a common suspect: as it ages, it can keep glowing while pulling too little current for the safety valve to let gas through. Our gas oven guide explains how to tell without taking risks. Electric wall ovens have their own weak spots, like a bake element with a visible break or blister.
Wall ovens in older cabinets are also hard to swap out. Newer models don't always match the opening, so a repair often makes more sense than it first seems.
Garage laundry and older outlets
In many Westchester houses, the washer and dryer live in the garage. Garages get warm in summer and dusty all year, and both are hard on hoses, belts and lint paths. Look behind the machines once in a while: a bulging hose or a kinked vent is easy to deal with early.
Older houses can also have a three-prong dryer outlet, while many newer electric dryers are set up for four. The cord has to match the outlet, so if you've just moved a dryer into an older garage, mention it when you book. And find your water shut-off valves now, before you ever need them in a hurry.
Appliance notes for Westchester homes
Oven & range repair
An aging igniter can keep glowing long after it's too weak to let the burner light. In older kitchens, that's a frequent reason a gas oven won't heat.
Dishwasher repair
When a newer dishwasher drains through an older sink trap or disposal, the clog is often in that shared drain, not in the dishwasher.
Dryer repair
Garage dryers pick up dust and lint fast. If loads need more time than they once did, clean out the lint screen housing and look over the vent hose for kinks.
Before we come over
- Say whether we can park in the driveway, and whether the laundry is in the garage, so we know which door to use.
- Mention a side gate or a dog in the yard.
- Gas odor by the range? Leave the switches alone, get everyone outside, and call SoCalGas or 911 from there.

Questions from Westchester
Do you come to homes near LMU?
Yes. The streets around Loyola Marymount, student rentals included, are part of Westchester and part of our Westside route. If you rent, check with your landlord before you book.
Is an original wall oven worth repairing?
Often, if parts are still available. We check the model and the failed part first, and the price comes to you before any repair begins. Our repair-or-replace guide walks through the decision.
