Converted buildings and new towers

Since the city adopted its Adaptive Reuse Ordinance in 1999, many of Downtown's old office, bank and industrial buildings have been turned into apartments and lofts. The Historic Core along Spring and Main streets is full of them, and newer high-rises have gone up around them, from Bunker Hill to South Park.

Each kind of building comes with its own setup. A converted loft may have exposed pipes and a kitchen built along one wall. A newer tower usually has compact built-in appliances chosen by the developer, often slim models made to fit a narrow cabinet.

Getting a technician to your floor

In a large building, the visit starts well before your door. Most have a front desk or concierge, a set entrance for vendors and a service elevator that may need booking, and some allow service calls only during certain hours.

Check those rules with your building when you schedule, then put them in your request: where to check in, which garage or loading area to use, and whether the desk needs a name in advance. A few minutes of setup on your end saves a lot of waiting in the lobby.

Closet laundry and glass cooktops

Many towers vent dryers through long ducts to an outside wall, and some units use ventless dryers that condense the moisture instead. Each type has its own reasons for running long.

Kitchens lean electric. Smooth glass and induction cooktops are common in newer towers, and range hoods often recirculate air rather than vent outdoors.

Arts District lofts and event nights

East of the Historic Core, the Arts District's warehouse lofts have big open rooms, high ceilings and, in some buildings, a freight elevator with a manual gate. Parking there is mostly on the street or in paid lots. Around South Park, a game or concert near L.A. Live brings heavy evening traffic, so a daytime visit is usually the smoother choice.

An all-in-one washer-dryer runs long cycles by design. Water left in the drum, or clothes still soaked after the drying phase, are worth a visit; the drain checks in our guide are a good place to start.

Dryer repair

A stacked dryer that vents through a long building duct can lose airflow anywhere along the run. If drying time keeps creeping up, the duct is a likely suspect.

Cooktop repair

If an induction zone flashes and won't heat, hold a magnet to the bottom of your pan. When the magnet doesn't stick, the pan won't work on induction.
