A harbor community run by the county
Marina del Rey isn't part of the City of Los Angeles. It's an unincorporated community, and Los Angeles County runs the harbor and owns most of the land around it. The marina was dug out in the 1960s, and apartment and condo buildings went up around its basins, along Admiralty Way, Via Marina and the island-named streets that branch off them.
Some of those buildings date from the marina's early years; others are much newer. The age of the building tells us a good deal before we arrive. Older complexes tend to have original laundry hookups and long duct runs. Newer ones lean toward built-in appliance packages and tighter closets.
Long dryer ducts and stacked laundry
In a big building, a dryer can't always vent straight outside. The duct may run through a wall, along a ceiling and into a shared exhaust before the air finds daylight. Every foot of that run collects lint. When a load that used to dry in one cycle now takes two, the duct is often the bottleneck, and a new heating part won't change that.
Most units fit the laundry pair into a closet, often stacked one on the other. With two machines sharing one tight space, a slow leak can stay hidden and the dryer's heat builds up around the washer. Leave the closet door open while the dryer runs if you can, and glance at the floor under the washer every so often.
Harbor air, gates and getting to your unit
The harbor keeps the air cool and damp, and the salt in it settles on anything metal. Balcony doors left open let that air into the kitchen, where over the years it works on hinges, screws and exposed fasteners. It's no reason to worry, but a fridge or oven door that no longer closes cleanly deserves a look.
Getting in is usually the trickiest part of a visit here. Most buildings have a gate or call box, a garage and an elevator, and guest parking is limited, though there are public pay lots around the marina. When you book, tell us how to get buzzed in and where a car can wait, and we'll head straight up.
Appliance notes for Marina del Rey homes
Dryer repair
A dryer feeding a long building duct runs hot when airflow drops, and that can blow its thermal fuse. If yours shuts off mid-cycle or the cabinet feels hot, the vent needs checking along with the dryer.
Washer repair
Stacked front-loaders in closets don't get much fresh air. A musty smell usually starts in the door gasket and the pump filter, and leaving the door ajar after a wash helps both dry out.
Refrigerator repair
Condo kitchens often fit the fridge into a snug cabinet surround. If its sides feel warm and it hardly ever cycles off, it may need more room to shed heat or a coil cleaning.
Before we come over
- Put the call-box name or gate code in the booking notes, along with the building and unit number.
- Ask your management office whether the dryer duct is the building's to clean. In many complexes it is, and they may already have a schedule for it.
- If guest parking is tight, point us to the nearest visitor spaces or public lot.

Questions from Marina del Rey
My dryer vents into the building's ductwork. Can you still help?
Yes. We check the dryer itself and how well air moves out of it. If the blockage turns out to be in a shared duct, we'll show you what we found so you can pass it on to building management.
Our building only lets visitors in through the garage. Is that a problem?
Not at all. Add the garage entry details and where the technician can leave the car, and we'll come up through the building.
Is Marina del Rey part of the City of Los Angeles?
No. It's an unincorporated part of Los Angeles County, so the county, not the city, looks after it, harbor included. Its neighbors on either side, Venice and Playa del Rey, are Los Angeles neighborhoods.
