We're glad to help either way. A new house needs its appliances to work from the first week, and a house that came through often has machines that sat idle, or without power, for a long stretch.

New homes, new appliance packages

A rebuilt home usually gets a full set of appliances at once: built-in refrigeration, a range or wall ovens, a dishwasher and a laundry pair, often linked to an app. New machines can still fail early, and many problems in the first months turn out to be installation details, like a water line kinked behind the fridge or a dishwasher drain hose put in without its high loop.

Before you book, check the manufacturer's warranty. If it covers the fault, the maker's own service is the right first call. If it doesn't, or the coverage has run out, we're happy to take a look.

Houses that came through

If your home sat empty or without power for a while, bring the appliances back gently. Let the fridge run empty for a day and make sure it cools before you restock. Replace its water filter, and throw out the first few batches of ice. Run the dishwasher and the washer once with nothing inside, and watch the hoses for drips.

Fine ash and dust also settle where you can't see them: on the fridge's condenser coils, inside the dryer vent, in the range hood filter. A careful vacuum of the fridge grille and a clean lint path help both machines breathe again.

Canyon roads and construction traffic

Between the canyons and the bluffs, many streets are narrow and winding, and some blocks are busy with trucks and crews. Tell us where a car can park safely, and whether we'll pass a gate or a site entrance on the way to your door.

Closer to the coast, the marine layer keeps the air damp for much of the year. That's easy on gardens and harder on outdoor vent hoods and metal fixtures, so a dryer vent hood that rusted while the house sat empty may need attention before the dryer does.
