A new neighborhood on old aircraft land
Playa Vista sits on land where Hughes Aircraft once had its plant, between the Westchester bluffs and the Ballona wetlands. Homes went up in phases from the early 2000s on: condo and apartment buildings, townhomes and some detached houses, arranged around parks and walking paths.
Because whole buildings were finished at once, the appliances inside them were installed at about the same time. In the earliest phases, original fridges, dishwashers and washers have reached the age when seals, pumps and fans start to wear. If a neighbor down the hall just had the same repair, it may not be a coincidence.
Built-ins and hidden model tags
Many kitchens here use built-in appliances, some of them panel-ready, with fronts that match the cabinets. They look seamless, but the model tag is out of sight. On a panel-ready dishwasher, it's usually on the side or top edge of the door. On a built-in fridge, look along the inner walls or behind the top grille. A photo of it with your request helps us check parts ahead of time.
Newer machines also report their own faults. A blinking pattern on the dishwasher or a code on the fridge display is worth writing down before anything gets reset.
Stacked laundry, HOA rules and parking
Many units keep their laundry in a hallway closet, often a stacked front-loader pair. If yours is a front-loader and water stays in the drum, the pump filter, behind a small cover low on the front, deserves the first look. Our washer guide shows how to drain it without soaking the floor.
Those closets are small and usually closed off behind a door, so warmth and moisture build up inside. Leaving the washer door ajar between loads lets the gasket dry out, and keeping the closet's louvers or vents clear gives the dryer air to work with.

Dishwasher repair
Panel-ready dishwashers keep their buttons on the top edge of the door. If the lights blink in a pattern and nothing starts, count the blinks, since the pattern often points to the fault.
Refrigerator repair
Built-in fridges breathe through a grille, most often above the doors. Dust there makes the compressor run longer, so a gentle vacuum is a sensible first step.
Washer repair
Stacked front-loaders in hallway closets drain into a standpipe in the wall. If the closet floor gets wet only while the washer drains, the standpipe may be backing up rather than the washer leaking.
